Fundado em 1749 por disposição testamentária de D. Joana de Azevedo Mourão Castelo Branco, viúva de Fernão Vaz Cepa. Em 1778 a construção do imóvel fez-se sob o padroado de uma filha do casal, D. Antónia Luísa Francisca de Aragão e em 1790 foi construído um aqueduto subterrâneo junto à fachada do imóvel que levava a água da Fonte das Servas até ao lagar das Cancelas, abastecendo o edifício, do qual existem ainda vestígios. A torre sineira, de feição também barroca, e que faz parte da casa de habitação, só foi concluída no ano de 1865, como consta de uma cartela pintada no local. Em 1885, aquando da extinção do Convento das Servas, o edifício recolheu as pupilas que foram expulsas daquele imóvel, e em 1910 deu-se a supressão do Recolhimento. Em 1970 o edifício, que era propriedade da Câmara Municipal de Borba, é permutado pelo Palácio dos Melos. Em 2003 realizaram-se obras de recuperação ao nível das coberturas e entre 2012 e 2014 obras de recuperação geral, sem alteração de volumetrias, e que procuraram respeitar a traça e a decoração primitivas, levadas a cabo pelos atuais proprietários.
